Common questions from renters and owners. If your question is not here, email support@liveinrented.com — see the Contact page for what to include.
No. Renters pay no brokerage, no finder's fee and no platform charge. What you pay is rent, and a security deposit where the owner asks for one — both to the owner. Elsewhere in this market a broker typically takes a full month's rent for an introduction.
Somebody from LiveInRented has been to the property in person before the listing went live, and checked that the rooms, shared spaces and amenities match what the listing claims. It is not self-certification. If a property stops matching its listing, the badge comes off.
A Move-in Assistant is on site for the whole first day. They hand over the keys, sign the rental agreement with you on the spot, and record the electricity meter reading so utility billing starts from a number you have both seen.
Request the bed in the app or on the website. The owner accepts or declines — with a reason if they decline. A booking sits in awaiting_owner until they answer and becomes confirmed once they do. You are not committed to anything until it is confirmed.

Yes — join the waitlist for that occupancy type. Everyone waiting is notified the moment a bed opens up, and you can see how many people are ahead of you.
You get either a cash refund or free-booking credits — which one applies is decided by rule, not by negotiation. Credits are spendable on a future booking; if you would rather have the money, you can swap them for a cash refund.
On listings that offer them, yes, with vegetarian and non-vegetarian options listed in advance so you know what you are eating before you move in. Meal timings are on the listing.
Not directly, and this is deliberate. A conversation opens between you and the owner once a booking is confirmed — never before — so neither of you has to hand a phone number to a stranger. Everything you need to decide is on the listing; if something is missing from it, tell us and we will get it added.
A PG lets a room — single, double or triple occupancy — with one gender policy for the property. A hostel lets a bed in a dorm, and 2, 3 and 4-bed dorms can each carry their own gender policy and meal plan within one building.
Nothing. No listing fee and no monthly subscription. You are charged once per renter who confirms a room, and on the pay-on-arrival plans nothing at all until the renter is standing at your door.
Start at https://liveinrented.com/host. You will sign in with Google first, then go straight into the listing flow — rooms, meals, rules and photos, from your phone. Publishing your first listing is what turns your account into an owner account.
After you publish. Someone visits the property, checks it against your listing, and badges it. Until then it is live but unbadged.
No. Contact details are never on a listing. A conversation opens with the renter once a booking is confirmed.
Yes, in the app, with a reason. That is the whole point of the accept/decline step — it replaces playing phone tag.
Once you activate it for a property, tenancies are created automatically at booking confirmation, you can add offline renters and record cash payments, and invoices generate monthly. Renters can claim a UPI payment with its UTR for you to confirm.
From the Android app, or by emailing support@liveinrented.com. Deletion is blocked while you still own a listed property, have a live booking, have a refund in flight, or hold unused booking credits — those have to be resolved first so nothing of yours is silently lost.
